This process has been a lot smoother than I expected. It all went through in just over a month.
We had some initial issues with TSB as they credit checked me 9 times using two different names even though they had all the correct info which resulted in it being declined.
After that we went to Yorkshire bank and explained the situation and everything was clear sailing from there on.
So next Friday we get to go collect the keys and I can start setting up my guitar room which is the biggest room in the house (VICTORY!)

I'd watch out with Yorkshire Bank, I have had nothing but problems with them. They've told me of changes I need to make to mortgage payments AFTER they were supposed to change (they hadn't even sent the letter by the payment date), they absolutely cannot fathom replying to emails with emails (they only deal in written correspondence or phone calls), and unless you have a bank account with them you cannot set up a direct debit to them. You have to set up a standing order which requires you to change the amount every time if you're on a variable rate (I started fixed but could only take a variable when my first 3 years were up).
So this is a financial institution which cannot work with direct debits, and yet somehow some random backwater company who just wants payments for a sofa can? I just do not understand it. They also will not inform you of any changes via email, it is all done by letters. You know, that system where things go missing and takes days and can be affected by strikes/payment disputes?
I'll be glad to see the back of them when I move house. Keep your wits about you, they've been the most incompetent bank I've dealt with which is saying something these days.

Congrats on getting the house by the way! I'll keep all of that in mind. We're fixed for 3 years then variable. We did however set up a joint account specifically for the mortgage & bills though so hopefully things will be ok. It does sound like you have had a very frustrating experience with them. Quite similar to my experiences as an ex Halifax customer which is the reason I am no longer with them.
